How We Work

Eight Phases. One Team Accountable for All of Them.

Integra manages the full sequence of a commercial interior project: space evaluation, lease review, design, construction, technology, and move-in. One point of accountability across every phase.

The Eight Phases

What Gets Managed on Every Project

The scope varies by market and building type. The need is consistent: every phase requires someone with experience connecting it to the next one.

01

Project and Space Evaluation

We clarify your requirements: location, timing, headcount, work style, and equipment, then confirm the building can support them before anything locks in.

02

Infrastructure Review

Before you sign, we review power capacity, HVAC, ventilation, plumbing, fire protection, ceiling height, slab conditions, floor loads, and server-room requirements. What we find determines what the landlord needs to deliver.

03

Lease Construction Points

We review the construction language most tenants miss: landlord obligations, rent commencement, permit responsibility, fire alarm ownership, asbestos, mold, fireproofing, and floor prep. What gets agreed here determines who pays for what.

04

Design Team Coordination

We solicit and vet architects and engineers, issue RFPs, and coordinate design around your actual requirements, keeping decisions tied to construction realities from the start.

05

Budget, Bids, and Vendor Strategy

We coordinate pricing, determine what belongs under the GC versus direct agreements, and compare every bid for inclusions and exclusions. That comparison is what keeps the budget honest.

06

Permits and Approvals

We coordinate permit filing, expediters where local relationships help, building department requirements, submittals, and shop drawings. Nothing goes into the ground before approvals are in order.

07

Construction and Key Dates

We monitor field progress, review change orders, manage communication between all parties, and drive the critical dates: server room ready, furniture ready, construction complete, and space move-ready.

08

Technology, Furniture, Move, and Turnover

We coordinate IT, AV, access control, cabling, furniture, movers, and desktop setup in sequence with construction. The space hands over ready to operate.

Your Role

Three Things. Everything Else Is Ours.

Your Business Requirements

Tell us what this space needs to support: headcount, equipment, power loads, IT infrastructure, and any operational requirements specific to your business. The more we know before the first building walk, the fewer surprises surface later.

Decisions at Key Milestones

There are three or four moments in every project that require a call from your side: space selection, design approval, contractor award, and move date confirmation. We tell you when those moments are coming and what we need to keep the project moving.

One Contact on Your Team

Projects run cleaner when we are working with one accountable person on your side. That person does not need to be a construction expert. That is exactly what we are here for.

The Outcome

Projects that go smoothest start with Integra in the room before the lease is signed. Problems get found early. Change orders get challenged. Vendors stay in sequence.

Move-in arrives without drama.
