The Eight Phases
The scope varies by market and building type. The need is consistent: every phase requires someone with experience connecting it to the next one.
We clarify your requirements: location, timing, headcount, work style, and equipment, then confirm the building can support them before anything locks in.
Before you sign, we review power capacity, HVAC, ventilation, plumbing, fire protection, ceiling height, slab conditions, floor loads, and server-room requirements. What we find determines what the landlord needs to deliver.
We review the construction language most tenants miss: landlord obligations, rent commencement, permit responsibility, fire alarm ownership, asbestos, mold, fireproofing, and floor prep. What gets agreed here determines who pays for what.
We solicit and vet architects and engineers, issue RFPs, and coordinate design around your actual requirements, keeping decisions tied to construction realities from the start.
We coordinate pricing, determine what belongs under the GC versus direct agreements, and compare every bid for inclusions and exclusions. That comparison is what keeps the budget honest.
We coordinate permit filing, expediters where local relationships help, building department requirements, submittals, and shop drawings. Nothing goes into the ground before approvals are in order.
We monitor field progress, review change orders, manage communication between all parties, and drive the critical dates: server room ready, furniture ready, construction complete, and space move-ready.
We coordinate IT, AV, access control, cabling, furniture, movers, and desktop setup in sequence with construction. The space hands over ready to operate.
